How long does a house inspection take?
Most inspections take 2–3 hours onsite, depending on the size and condition of the home. After the inspection, Greg will prepare your written report and deliver it within 24–48 hours.
Can I attend the inspection?
Absolutely. You’re welcome to be there for all or part of the inspection. Greg is happy to talk through findings in person, or follow up by phone afterwards if you prefer.
What does the inspection include?
The inspection is visual and non-invasive, and follows the NZS4306:2005 standard. It includes the roof, exterior cladding, joinery, interior rooms, wet areas, plumbing, electrical notes, subfloor, insulation, ventilation, and more. Moisture readings are taken in risk areas. You’ll receive a full written report with photos.
Is Napier House Inspections part of a franchise?
No. Greg operates independently — not as part of a national chain. You deal directly with him at every step.
Can I use the report to negotiate on price?
Yes — many clients use the report to renegotiate or request repairs before settlement. Greg clearly marks any urgent or costly defects so you have clear facts when talking to your agent or solicitor.
Do you inspect apartments or units?
Yes — though some inspections (e.g. roof, exterior walls) may be limited depending on access. If you’re buying into a body corporate, Greg will assess the individual unit and common areas where possible.
Do you do meth testing or asbestos checks?
Not at this stage. Greg’s inspections are visual and non-invasive. However, if something raises concern during the inspection, he may recommend a specialist test be arranged.
Do you inspect rental properties for Healthy Homes compliance?
Yes. Greg offers standalone Healthy Homes assessments for landlords, property managers, and housing providers. Reports are easy to follow and fully aligned with the Healthy Homes Standards.
How much does a house inspection cost?
2 bed, 1 bath: from $550 + GST
3 bed, 1 bath: from $600 + GST
3 bed, 2–3 bath: from $650 + GST
Healthy Homes report: $300 + GST
